Spring Market Update: A Little Breathing Room?

I hope your week is off to a wonderful start! Between the blooming flowers and the longer days, there is a lot to feel optimistic about—and that includes some recent shifts in the mortgage world.

We’ve seen a welcome trend lately: mortgage rates have declined over the past week, reaching their lowest levels in three spring homebuying seasons. While they haven’t made a dramatic plunge, they have eased off their recent highs, giving both buyers and homeowners looking to refinance a much-needed bit of “breathing room.”

What’s Driving the Calm?

A big factor in this stability is the easing of geopolitical tensions abroad, which has helped lower energy pressures. Here at home, our economy is showing its grit. Retail sales are up, and as we look toward this week’s GDP (gross domestic product) report, the consensus is that we’re seeing a return to healthy growth.

One name you might hear in the news is Kevin Warsh. During his recent Capitol Hill confirmation, he emphasized a “back-to-basics” approach for the Fed, focusing on managing inflation without overstepping. Markets seem to appreciate that clarity.

The “Equity Cushion” is Shifting

If you’re thinking about selling or “moving up,” there’s a new detail to keep in mind. For the first time since 2021, typical home sale profits have dipped slightly below the 45% mark. While sellers are still walking away with significant gains (averaging over $110,000!), that “equity cushion” is normalizing.

For my buyer friends, this means sellers might be a little less flexible with credits or repairs than they were a year ago. It makes the structure of your financing more important than ever. We’re moving into a market where “deal execution” matters just as much as the house itself.

What to Watch

This is a big week! The Fed meets Wednesday, and we’ll be watching the 10-year Treasury yield closely. It’s currently hovering around 4.25%; if it can break below 4.20%, we could see rates improve even more materially.
